What we did
Beyond were involved with this scheme from RIBA stage 4 onwards where we picked up the Project Management and Quantity Surveyor roles working with the design team to ensure the high-end specification and design features were met.
The scheme was subject to several unforeseen delays due to the COVID outbreak which took place near the start of its construction. We worked with the main contractor to put together new working procedures and agree an extra over to the prelim rate for the extra cleaning and equipment required for the project.
There was also an issue with additional gas connection found in the ground which were not seen on the original surveys. As this connection required an easement which took a considerable amount of time to resolve, we worked with the contractor too rearrange the programme in such a manner this element of the project was taken off the critical path, and therefore had a minimal impact to the programme.
Towards the end of the scheme the project end user was changed from private rent to temporary housing. This change had a significant impact on the specification and required last minute changes to be made to the building based on the new clientele. We developed the new specification and worked with the contractor to ensure these changes are put in place without having significant impact to the programme.
During its construction we provided monthly progress reports and cost reports showing the position of the scheme to the client.
