What we did
This project has been very challenging for us working with the client, leaseholders and the conservation team to ensure the buildings retain their original features while being adopted to suit modern letting regulations.
Working with the contractor we have retained and, repaired the existing mosaic tile entrance floors, fireplaces and wood flooring were possible. We have taken the time to work with reclamation yards and suppliers to provide modern flats within a traditional setting. Our Quantity Surveying team have need to be on top of the supply of period correct materials for the scheme, working with the contractor to gain quotes for key conservation elements to provide the client with evidence of value for money.
We also manage the contract on behalf of the client liaising programme updates, key risks and costs. This project has required a very hands on approach from our team to ensure these beautiful buildings meet the high specification set by the client while also keeping the more modern comforts set by letting standards. It was key to agree the brief and scope at the design stage due to a number of internal walls having to be removed to give space for the new flats.
A majority of the properties are owned by private lease holders who have an interest in ensuring that they refurbished to their standards to meet the rent requirements of the area. We hold regular update meetings on behalf of the client to ensure communication is effectively managed.
We have now handed over a third of the properties which are now being let and the rest are due for handover in spring 2023.
