Queens Building - Bassetlaw District Council

The Project

This project involved the decarbonisation of the Bassetlaw’s operational head quarters in Worksop. A new heating system, monitoring equipment, insulated roof, new windows and solar panels increased the EPC rating of this building and reduced the overall running costs. Beyond was involved from RIBA stage 1 through to 7 providing Project Manager, Commercial Services and bid writing support.

What we did

Our involvement on this scheme started at the initial concept stage where we worked closely with potential contractors to input cost plans and programmes into the Salix bid. Once successful we acted as the main project lead, working with contractors and consultants to agree a suitable method forward that met both the limited funding and operational requirements. The final scheme was handed over in August 2023 and is now being monitored to ensure the proposed outcomes are met.

Early in the scheme we noted that to support the delivery of the project and its necessary outcomes the client would require additional budget over the originally awarded Salix Funding. On review of the scope of works, Beyond recommended involving the Maintenance team who had funding available which overlapped with the requirements of Salix. This allowed for the roof to be funded via the planned maintenance budget and met the overall scheme requirements, topping up the budget to allow its success.

The works to the roof involved isolated repairs and strengthening to support the new air source heating system and PV panels. This equipment allowed for a consolidation of the plant room, reducing future maintenance costs.

The installation of the works was complicated by the building needing to be operational throughout the project installation. Where possible we worked by shutting each floor and completing the works prior to moving on to the next. To communicate this we agreed office champions to support with shutdowns and remote working. Noting excellent communication skills as the success there was no disruption to critical services during this period.
